What I wish I knew about Horizon West before moving here.

But first, why are people moving to the Orlando area?
People move to the Orlando area not just for the attractions — but for the lifestyle, opportunity, climate, and community that make it a place where many choose to stay long-term.

One of the biggest draws to Orlando is the climate. With mild winters and sunshine most of the year, residents can enjoy outdoor living, evening walks, and activities year-round. For many transplants, trading snow shovels for flip-flops is life-changing.

Orlando is no longer just a tourism city. The region has strong job growth in:

How did Horizon West Begin?
Pre-Planning
Horizon West has an interesting and intentional backstory. Before anything was built, the entire area west of Orlando–where Horizon West sits today–was mostly orange groves and farmland. In the 1980s, a series of hard freezes wiped out a lot of orange groves, leaving thousands of acres of farmland left in flux. Instead of selling off land piece by piece, local landowners and planners decided on another plan.
In the early 1990s, Orange County leaders and landowners came together to design a 50-year vision for the area. The result, in 1995, was the masterplanned community we call Horizon West, an ambitious plan to say the least.
The concept was based on “New Urbanism”, which aimed to fix suburban sprawl. Instead of endless disconnected neighborhoods, the plan called for self-contained villages, each with their own hub of homes, schools, parks, and shops, and all connected by greenbelts, trails, and roads.
One of the key distinctions of Horizon West compared to surrounding municipalities like Windermere, Winter Garden, Kissimmee, or Doctor Phillips, is that gated communities are not permitted. By emphasizing walkability, connectivity, and shared public spaces, neighborhoods are meant to be accessible, not gated. With the exception of a very few neighborhoods, like Isles of Lake Hancock and the Del Webb Oasis 55+ community, you can tour neighborhoods without needing gate access.
The Villages are Born
The plan created a central town center (now Hamlin), along with 5 villages:
- Lakeside
- Bridgewater
- Hickory Nut
- Ovation
- Seidel
And each one was designed like its own mini-community.
Development began in 1997 with the Lakeside village (with a Windermere zip code). Throughout the early 2000s – 2010s, slow steady growth continued. Post-2020, Horizon West has experienced explosive growth with massive population increases.
Village Breakdown
LAKESIDE VILLAGE
The Lakeside Village sits just north of Magic Kingdom. So close, residents can see the nightly fireworks from their homes. As the oldest village, you’ll find the most commercial density here.

Key Road Access: Winter Garden-Vineland Rd (CR 535), Ficquette Rd, Overstreet Rd, Reams Rd.
The Lakeside Village Center, which includes Publix and a large mix of local and chain establishments, is conveniently located and accessible via CR 535. Also in Lakeside is the Orange County National Golf Club. Disney Springs is less than 15 minutes away from most neighborhoods in Lakeside Village and Magic Kingdom is anywhere from 8-15 minutes away.
As the oldest village in Horizon West, most homes in Lakeside Village were built between 2002 – 2017. These neighborhoods feature more established vegetation (think beautiful, shady oak trees).

This village boasts quiet residential neighborhoods, stunning lake views, and close proximity to the best spots in Central Florida. Many residents of Bridgewater can see the Magic Kingdom fireworks nightly.

Summerport Village is a key spot in Bridgewater for commerce such as, Publix, Bella Tuscany, Agave Azul, and Orlando Health.

Located North, Northwest of Magic Kingdom, the Seidel Village sits in a prime location for getting to Disney, Hamlin, and access to SR 429, which gets you anywhere in Central Florida. You’ll definitely get a view of Magic Kingdom fireworks nightly from most homes in Seidel Village.

Key Road Access: Seidel Rd, Summerlake Groves, Avalon Rd, SR 429
Seidel Village is relatively new, but the Mark Shopping Center boasts local and chain establishments like New York Beer Project, Huey Magoos, and Walgreens. More shops are underway as we speak on Seidel Rd. (As of March 2026)

Anchored by the sprawling Hickory Nut Lake, this village sits half way between Hamlin and Flamingo Crossings, which both offer local and chain restaurants and shops such as Pizza Press, Starbucks, Target, and Simply Capri.

Key Road Access: Avalon Rd, Hartzog Rd, SR 429
The Hickory Nut Village Center is under construction as of March 2026. Already featuring Publix, McDonalds, and Jersey Mike’s, many additional businesses are under development.

OVATION VILLAGE
The newest and final village of Horizon West, Ovation sits just a few miles from the back entrance to Walt Disney World, which means landmarks like Blizzard Beach, Hollywood Studios, and Animal Kingdom are about 10-15 minutes away. Ovation also sits just five minutes from Flamingo Crossings.

Key Road Access: Hartzog Rd, Western Way, Avalon Rd, SR 429
If you’re familiar with the Four Corners area located at the corners of Orange, Polk, Osceola, and Lake counties, you’ll know this corridor features restaurants, shopping, resort communities, and I-4 access. Ovation Village sits less than 10 minutes north of Four Corners, yet does not have the same tourist feeling.

Here you’ll find key landmarks such as Orlando Health Horizon West Hospital, Cinepolis Luxury Cinema, Walmart, Urban Air Trampoline Park, Ford’s Garage, and Horizon West Regional Park, and much more. Business are continuing to make plans to open in Hamlin (as of March 2026) such as Lowes, Windermere Prep new campus, Life Time Fitness, and more.

The median home price in the US is currently ~$400,000, whereas the median home price in Horizon West is ~$600,000. However, out-of-state buyers often find Horizon West more affordable than large markets such as those in California, New York, Chicago, or Austin.
So what are you paying for in Horizon West?
- Master-planned design (not random development)

So What’s Life Really Like in Horizon West?
Great question. Overall, Horizon West is desirable for it’s walkability, scenic lake views, new construction homes, and easy access to the best of Central Florida entertainment. As a resident of Horizon West, here’s what you can really expect….
You don’t have to be a Disney enthusiast, but it helps.
Since moving to Horizon West, my family’s life has changed in some amazing ways. It’s very common for our family to drive the 20 minutes to EPCOT after work on Friday to ride a few rides and eat dinner. We’re back home by 9pm most times. A girls’ night when you live in Horizon West is very likely an evening at the parks. When family comes to town, they save the hotel money and stay with us. Then we do the full park day experience! P.S. We can sleep in our own beds before runDisney races.

Construction is still happening.
Rome wasn’t built in a day, and neither was Horizon West. Some roads are still under construction. Some businesses don’t exist here yet within 10-15 minutes. And some commercial rents might be too high for mom & pop shops and restaurants. There are no “establishment” places like Winter Park or Winter Garden. That’s what you get when everything is new. But that’s not to say there are NO local spots and everywhere is under construction. If you stick to more established areas like Lakeside Village or Hamlin, you’ll have access to more variety. The trade off is the age of the home. If you want brand, spanking new, you might land in Ovation, which still has quite a bit of construction to be completed.
We walk to school.
Having an elementary-aged child and an elementary school less than half a mile away is such a blessing! In my community (Waterleigh), we have two elementary schools (Atwater Bay and Water Spring Elementary) and one middle school (Water Spring Middle) all within walking distance. If school-aged kids aren’t your jam, be prepared to see them walking, biking, or riding scooters around the community. For me, that’s an added benefit.
Being outside is a given.
When everything is connected via sidewalks, it’s easy to be outside walking, biking, or running. There is no shortage of Vitamin D in Horizon West. If you drive the community on a normal day, you will absolutely see people of all ages on the sidewalks enjoying the Florida sun. Weekends are for hitting farmer’s markets in Windermere, Winter Garden, and nearby Clermont.

You would think it’s a tourist town, but it’s not.
Being so close to Disney World that you see and hear the fireworks every night would lead you to believe the area is full of tourists dragging their suitcases around behind them. But because there are no short-term rentals (AirBnB, VRBO) allowed anywhere in Horizon West, you won’t find many tourists here. Minimum lease periods are usually six months. Will you see tourists at times, yes. But they are probably here to see family or they ventured away from the parks to Flamingo Crossings or Lakeside Village. It’s not common.
The big city is not far.
Horizon West feels like a small town. Neighbors know one another. You see the same people at the gym or grocery store, and it never feels touristy. But then you have Orlando, and all the benefits of a larger city, just 30 minutes away. Whether it’s the KIA Center, Doctor Phillips Center or Camping World Stadium, you have access to comedy, music, and dance performances that enrich the culture of the community. World-class restaurants, whether in Orlando or Disney World Resort, are always accessible. And who doesn’t love the Mall of Millenia? (Just beware of the week of Christmas…but show me a mall in the US that isn’t crazy that week.)
Expect an HOA (homeowners association)
If an HOA isn’t your jam, Horizon West might not work for you. I personally enjoy the oversight of an HOA. It keeps property values higher, ensures the aesthetic standards are held high, and homeowners have access to pools, sports courts, clubhouses, fitness centers, playgrounds, etc. But if you plan to build your own pool or you don’t have small children, you may not want all those amenities!
